Amount invested in this property is 7 million 600 thousand pesos (about $190,000). Due to health of one of us we had to return to the United States. 

This house is located in a quiet subdivision surrounded by forest. A cement wall bounds one side of a large 1,300 sq. meter lot. (14,000 square feet) house and maid house together measure about 307 square meters (3,300 square feet) of living space. The concrete house bounds another side and a bamboo fence surrounds two sides. 

The subdivision owner lives on the property. Just a few others have built in this exclusive neighborhood as yet, one large property with house and several outbuildings is across the lane diagonally about 30 meters (100 feet) from our house. It's owned by a Wales dentist and Filipina wife, but is taken care of by a relative. Their house has a swimming pool that is often used by neighbors and friends. 

Our lot has mahogany and other tree species. The lot is surrounded by banana trees. 

A large outbuilding for maid is located at the end of our lot with private bedroom and bath, and a storage room alongside. This structure is not offered in lease arrangements. 

Our house is all-electric -- two 37.5 KVA transformers, refrigerator with water/ice dispenser, large washer and dryer, electric/gas stove, centralized air conditioning, food disposal, curtains, and ceiling fans. 

There's an automatic iron gate opener, motion sensing lights, and many outside lights around the property. There's several external water faucets. Cold and hot water pipes are first class throughout the house. 

Much of the wood inside the house is expensive Nara and Ipil on all floors that are wooden and are first class, including the stairwell. Nara and Ipil are termite resistant, but termite treatment is kept up to date on both structures. 

It has large kitchen cabinets and counter space, clean city water, 3 beds (no counting maid's bed), 2 small bedroom cabinets, and kitchen table with 4 chairs. Kitchen cabinets are large. There's many built-in storage cabinets in the washer/dryer alcove outside off the kitchen. 

Outside is a large septic tank with 28 meters (90 feet) of field lines (leach lines) for sewage and another separate 40 meters (131 feet) of drain pipe for gray water (wash water + roof rain water). Unlike most Philippine houses the 1,300 square meter lot was properly perc tested for proper dimensions of leach lines and the large septic tank was placed outside of the house. It probably won't need any kind of attention for many years. 

The house is mainly concrete with an all metal roof. 

The three bedrooms and three bathrooms inside the house -- and the two external doors -- all have solid, expensive wooden doors and each bath has a tub with shower and independent water heater, wash basin and toilet stool surrounded by colorful ceramic tile. 

If desired a 1999 Toyota van can go with the house for an additional 400,000 pesos. Otherwise inexpensive transportation is close by from tricycles. 

Although the city of Puerto Princesa is a huge area (many kilometers), the shopping district proper and airport is about 16 kilometers distant, which provides for welcome privacy as well as huge reduction in city noise. In fact, it's country living, it's so quiet. 

A large washer and large dryer is located in an annexed outshelter next to the kitchen. 

Our house is probably for foreigners who enjoy modernity with peace and quiet, but Filipinos enjoy it also. 

The city of Puerto Princesa is a rapidly growing tourist community with one of its prime attractions a UN award winning underground river, as well as other Philippine attractions. 

I built this house in 2010 as a modern, Americanized retirement home for my wife and I. Unfortunately health problems caused me to return to the United States for medical treatment. Our asking price is less than our original cost.
