Selecting a new house floor plan is a very exciting step to obtaining your dream home. However, selecting the wrong house plan is a waste of money. There are literally thousands of house building plans in which to choose from and they all could have different building costs associated with them. Since this is such an exciting and emotional experience most selections made are not analyzed as they should be. Listed below are three major factors to consider when selecting home plans:
THE BUDGET AMOUNT FOR YOUR NEW HOME
The only projects that don't have cost overruns are the ones that are never built. Setup your budget with this idea in mind. Don't spread yourself so thin before you even begin the bidding phase of construction. For example, if you have determined the budget for your home is going to be $250,000 (without the lot) and not a penny more, chances are you'll select a plan that is going to cost $300,000 when all is done. So, determine your budget amount and deduct 20-25% for realization of costs.
LOT DIMENSIONS AND SUBDIVISION RESTRICTIONS
Be sure the plan you select is conducive to the building lot. Take into consideration the building setbacks; front, rear, left and right. If a septic tank is needed make sure the dimension of the home is not encroaching that area. Also, if you're in a subdivision with restrictions and covenants, verify all contents pertaining to the design and structure of a home. Check to see if the setbacks set forth with the subdivision are different than the county zoning setbacks.
LIFESTYLE AND SQUARE FOOTAGE PERFORMANCE
Everyone is different in the way they live and your home should be a reflection of who you are. This is why there are thousands of home plans in which to choose from. Finding the right plan for your budget, lot size and lifestyle can be a challenge. If you find a house plan that is close to these qualifications with a few exceptions, see if the designer or architect will modify the plan for you. I can't remember one plan ever sold that didn't need a small adjustment to it. Try to select a home plan company that will make modifications to the plan, this way you are sure to get your dream home exactly the way you want it.
